Obtaining Insurance For Your New Home »
You should make insurance arrangements no later than three (3) weeks prior to the expected closing date. You will need to obtain and present proof of a homeowner's policy from your insurance
company, unless you are purchasing an attached townhome or condominium, in which case, insurance on the structure itself is in place through the homeowners association. You should, however,
obtain insurance on your personal belongings.
Fulfilling Loan Requirements »
Your responsibility is to provide to your lender in a timely manner all necessary information that they require. Your loan approval must be in place several days before the scheduled closing
date. A few days before closing you should follow-up with your lender to be sure escrow has all the required documents.
Escrow Signing Appointment »
The closing of your new home will be handled by a professional escrow agent. When the approved loan package and loan documents are received from the lender by the escrow agent, the escrow
closer will contact the Buyer and Seller to schedule separate appointments to sign their closing documents.
Both you and Bennett Homes must sign these closing papers with the escrow agent 2 to 3 days in advance of the scheduled closing date. It is customary for the parties to sign the documents in advance of the scheduled closing date to allow for lender review of the signed documents
(please note that this review may not be required by your lender).
Notification of Closing »
In the State of Washington, closing is defined as the date of legal transfer of ownership from the Seller to the Buyer. This is accomplished by recording a deed to the property with the
county recorder's office for the county in which the property is located. This generally occurs 1-3 days after signing.
Once the recording has taken place, the escrow closer will contact both parties to advise them that the transaction is complete - this is the point when you may occupy the property.
Please note that under no circumstances may we release the keys to your home prior to receiving confirmation that recording has been completed.
