Plans and Specifications » The plans and specifications for your home must be reviewed and approved by the building department of the city or coutny where the home is located. We construct each home to meet the applicable state and local building codes or the intent of the code as interpreted by the local building official. We may, however, have to make some changes in the field when constructing your home in order to deal with changing conditions, code changes or inspection requirements encountered during the construction process.

Foundation Designs » Because of such factors as topography, setback requirements and geological conditions, the specific location and elevation of the foundation on your lot may vary from a neighbor who has the same plan. The location of your home's foundation will be solely the responsibility of Bennett Homes.

Grading » Your home will be graded to protect it from surface water drainage. There may be a series of drain pipes and swales in your lot to avoid conveying water onto your neighbor's lot.

Changes in Materials & Products» Manufacturers sometimes make model changes that will impact the products that we have listed in your home's specifications. Also, some substitutions may be due to matters outside our control, so we reserve the right to make them without notification. Please be assured that in any instance of a material or product change, any substitution will be of equal or better quality.

Quality» The efforts of many people will come together to produce your new home. Your superintendent is responsible for the supervision and coordination of tradesmen to ensure quality work in every facet of the process. Periodic inspections apart from strict building code inspections required by the governing municipality will be performed by your Superintendent as well.

Homes under construction are subject to numerous activities which generate noise, dust and trash. Even though your home is cleaned by each trade upon completion of their portion of the work, you may encounter some messy moments! We ask you to be patient, knowing that despite your home enduring wind, rain , snow and foot traffic, you will be delighted upon its completion.

Superintendent» Your Superintendent is responsible for supervising new homes from foundation layout to completion. This will include scheduling and completing inspections required by local codes. He will inspect homes daily for progress of construction and quality ofmaterials and workmanship as well as schedule and manage subcontractors. An important part of his time will be ensuring the safety of all people who visit the site.

Vendors and Subcontractors» Specialists in many trades are responsible for the construction of your home. These include (but are not limited to) excavation and foundation, framing, mechanical, insulation, electrical, plumbing, and drywall. Be aware that their contracts with us prohibit them from making alterations to their work without written authorization from Bennett Homes.
